Ahmedabad Leads India’s Real Estate Growth Surge with Record Land Deals in H1 2025

In a clear sign of India’s evolving real estate landscape, Ahmedabad has emerged as the frontrunner in land transactions across the country, surpassing several Tier 1 cities in the first half of 2025. According to the latest report by ANAROCK, nearly 2,900 acres of land were transacted in India in H1 2025 through 76 deals, already exceeding the total land deal volume of the entire year 2024.

Ahmedabad alone accounted for a staggering 590 acres—the largest land transaction area among both Tier 1 and Tier 2/3 cities—cementing its position as the new growth engine of Indian real estate. The city’s strategic advantages, improved infrastructure, and rising demand for residential, commercial, and industrial developments have propelled it to the top of the charts.

While land-starved Mumbai Metropolitan Region (MMR) led in the number of deals (24) for 433+ acres, Ahmedabad’s two mega-deals for 590 acres surpassed MMR and Bengaluru in total land area transacted. Other notable Tier 2/3 cities included Coimbatore (714 acres), Amritsar (520 acres), and Indore (24 acres), reflecting the broadening real estate focus beyond India’s traditional metros.

The total value of land transacted in H1 2025 touched INR 30,885 crore, with a revenue potential of approximately INR 1.47 lakh crore and a total development potential of 233 million sq. ft. Industry experts attribute Ahmedabad’s rise to factors like improved connectivity, industrial expansion, and the city’s growing appeal as a residential and commercial hub. This shift underscores a major transformation in India’s real estate dynamics, where Tier 2 cities like Ahmedabad are now central to the next wave of growth.
