Welspun One, India’s leading warehousing and industrial real estate platform, has been allotted 46-acre, MIDC-notified land parcel in Talegaon MIDC Phase IV, Pune. The company will develop a ~1.2 million sq. ft., Grade-A logistics park with a planned investment of ~INR 550 crore. This strategic move marks Welspun One’s entry into one of India’s most promising logistics micro-markets and further strengthens its presence in Maharashtra’s new-age warehousing corridor.
This MIDC-notified land parcel is earmarked for developing a premium Grade-A first-mile logistics asset, designed to enable the seamless movement of goods from factories to fulfillment and distribution networks. Strategically located in the Talegaon–Chakan belt, the site sits at the heart of one of India’s most vital and sought-after industrial and warehousing micro-markets driven by occupier demand from warehousing and industrial users seeking proximity, scalability, and compliance-led infrastructure.
The site offers ~375 meters of frontage along a proposed 45-meter-wide MIDC arterial road, and benefits from three-side access roads within the MIDC layout, providing superior internal mobility and routing flexibility. It is just 10 km from the upcoming Pune Ring Road and 11 km from the Mumbai-Pune Expressway. This ensures direct, multi-directional connectivity to Pune, Mumbai, Nashik, and western Maharashtra, making it a high-access location with exceptional transport infrastructure. The site is also less than 10 minutes from the Talegaon manufacturing zone, making it an attractive location for manufacturers and suppliers looking to support JIT operations and near-plant inventory.
In 2025 YTD, Pune recorded approximately 7.4 million sq. ft. of warehouse leasing compared to 6.8 million sq. ft. for the same period last year, marking a ~10% growth. The Talegaon-Chakan belt alone accounted for nearly 70% of this activity, underscoring the corridor’s growing importance as a preferred warehousing destination.
Welspun One’s upcoming park will be designed with tailored specifications to meet the distinct operational needs of high-demand sectors such as 3PL, e-commerce, FMCG, automotive, engineering, auto ancillary, and manufacturing industries making it one of the most differentiated and high-performance assets in the region. The masterplan includes four planned buildings ranging from ~1 lakh sq. ft. to ~3.5 lakh sq. ft., offering flexibility for both high-throughput logistics players and industrial users with large-format space requirements.
A key design differentiator is the planned clear height of 19 metres, significantly higher than typical warehousing benchmarks. This will allow occupiers to maximize pallet positions, deploy high-bay racking and automated storage solutions, and handle voluminous or large-sized products with superior efficiency, thereby optimising both throughput and unit economics. The land is development-ready, with key infrastructure, such as roads, water, and power, already provisioned up to the site.

The Talegaon acquisition is the latest in a series of moves by Welspun One to capture high-yield opportunities in core logistics corridors. In August, the company also concluded landmark transactions in Hoskote and Devanahalli (Bengaluru), and forged its second strategic partnership with The World Trade Center for the Nhava Sheva (Mumbai) and Thane projects, further cementing its pan-India presence.
