In the city of Augsburg lies a tranquil oasis known as the Fuggerei neighborhood. Here, 142 residents live in small, mustard-plastered houses within a gated community, where time seems to stand still in the world’s oldest social housing project. What makes this place truly remarkable is not just its picturesque charm and its enduring legacy of affordable housing that has remained unchanged for nearly 500 years.
The story of the Fuggerei dates back to the early 16th century, to the prosperous Fugger family. Originally merchants trading in woven goods, the Fuggers rose to prominence in the 16th century as one of the wealthiest families in Augsburg in 1367, thanks to sharp business ventures and influential connections. Led by Jakob Fugger, dubbed “Jakob Fugger the Rich”, the family felt a strong sense of social responsibility and sought to give back to the community.
In 1521, Jakob Fugger donated the land to establish the Fuggerei, the world’s first social housing complex. Designed to provide affordable accommodation for the less fortunate, the Fuggerei came with conditions: residents had to be Catholic, registered Augsburg citizens of good repute, and committed to praying for the prosperity of the Fugger family three times a day. Despite the upheavals of history, including the devastation of the Thirty Years’ War and World War II, the Fuggerei underwent. Each time it was destroyed, it was rebuilt and expanded, always adhering to the original rental terms. Today, the rent for residents of the Fuggerei remains unchanged at a symbolic €0.88 per year, roughly equivalent to a Rhenish guilder from centuries past.
While some aspects have evolved over time, such as a relaxed curfew and adjustments for inflation, the core principles of the Fuggerei endure. It stands as a testament to the enduring vision of Jakob Fugger and his family, who sought not only wealth but also to leave a lasting legacy of social responsibility.
