Bollywood superstar Shah Rukh Khan has leased two luxury duplex apartments in Mumbai’s upscale Pali Hill, Khar West, for a period of three years. According to property registration documents from Zapkey.com, the total rental value amounts to ₹8.67 crore, with an annual rent of ₹2.9 crore. The lease agreement was officially registered on February 14.
Lease Details
The rented duplexes are located in the premium residential complex Puja Casa, spanning the first, second, seventh, and eighth floors. The properties belong to the Bhagnani family, with one unit co-owned by film producer Jackky Bhagnani and his sister Deepshikha Deshmukh, and the other by their father, veteran producer Vashu Bhagnani.
The monthly rent breakdown is as follows:
- First Duplex: ₹11.54 lakh per month, with a security deposit of ₹32.97 lakh
- Second Duplex: ₹12.61 lakh per month, with a security deposit of ₹36 lakh
- Total Monthly Rent: ₹24.15 lakh
Additionally, a stamp duty of ₹2.22 lakh and a registration fee of ₹2,000 were paid for the lease.
Expansion Plans for Mannat
This lease arrangement comes at a time when Shah Rukh Khan’s wife, Gauri Khan, has applied for permission to expand their iconic residence, Mannat. In November 2024, she submitted an application to the Maharashtra Coastal Zone Management Authority (MCZMA) seeking approval to add two additional floors to the six-storey annexe behind their bungalow in Bandra. The proposed expansion would increase the built-up area by 616.02 square meters.
A tender document issued by the housing society in July 2024 states that the plot size exceeds 4,000 square meters, with three wings covering over 45,000 square feet of MOFA (Maharashtra Ownership Flats Act) carpet area. The building, originally constructed in the 1980s on leasehold land, is currently being considered for redevelopment by various real estate developers.
Shah Rukh Khan’s Upcoming Projects
On the professional front, Shah Rukh Khan is preparing for his next film, King, directed by Siddharth Anand. The film is rumored to feature Abhishek Bachchan and Suhana Khan.
At the Locarno Film Festival, Shah Rukh shared his excitement about King, describing it as a “Hindi action drama with strong emotional depth.” He revealed that the project had been in development for seven to eight years and that director Sujoy Ghosh was brought on board to ensure the film’s emotional authenticity. He assured audiences that King would be a high-energy, mass-appeal action film.
Following the success of Pathaan and Jawan in 2023, fans eagerly await Shah Rukh Khan’s return to the big screen, promising another blockbuster experience.
