More Women Choose Real Estate Over Stocks, Prefer Premium Properties
Mumbai: Indian women are emerging as serious players in the real estate market, not just as homebuyers but also as investors. The latest ANAROCK Consumer Sentiment Survey (H2 2024) reveals that 31% of women now purchase homes purely for investment purposes, a notable jump from 21% in H2 2022. While end-use remains dominant at 69%, the growing investment interest signals a shift in financial priorities.
Real Estate Over Stock Market: A Clear Winner
The survey underscores a dramatic decline in women’s preference for stock market investments, which has plummeted to just 2% in H2 2024 from over 20% in H2 2022. Meanwhile, 70% of women now consider real estate their preferred investment asset class, up from 65% in 2022 and 57% in the pre-Covid era (H2 2019).
“With increasing financial independence and disposable incomes, women are making strategic investment decisions in real estate,” says Anuj Puri, Chairman, ANAROCK Group. “Their growing preference for housing as an asset class over stocks is a testament to its stability and long-term wealth-building potential.”
Luxury Homes in High Demand
Women’s interest in premium and luxury properties (priced above INR 90 lakh) has also risen significantly. At least 52% of women buyers prefer this segment, up from 47% in 2022.
- 33% target homes priced between INR 90 lakh – INR 1.5 Cr
- 11% opt for properties in the INR 1.5 Cr – INR 2.5 Cr range
- 8% prefer ultra-luxury homes above INR 2.5 Cr, highlighting a rising number of women HNIs (High Net-worth Individuals)
New Launches Gain Traction Over Ready Homes
Another striking trend is women’s increasing willingness to invest in under-construction (UC) properties. The survey finds that:
- 18% of women now prefer newly launched homes, up from 10% in H2 2022
- Preference for ready-to-move-in (RTM) homes has dropped from 48% in H2 2022 to 29% in H2 2024
This shift suggests a more strategic, patient investment approach among women, as they back under-construction projects by reputed developers with an eye on future profits.
The Big Picture: Women Reshaping India’s Real Estate Market
From buying homes as an investment to choosing premium properties and under-construction projects, women are actively reshaping India’s real estate landscape. With growing financial independence and strategic investment decisions, their influence on the sector is set to grow even further.
